Apartments are raising their rates so high that I think your mortgage payment would be lower if you bought a $500,000 home instead of renting.
We have been doing this no credit check apartments for over 9 years now. We have seen a lot of stuff in this apartment industry.
We have seen the apts raise the rent by $700 after our client stayed in the unit for 12months and never was late on rent. The apartments are creating the same problem the housing market had that everyone in the world saw crash right before your eyes. 1st year your mortgage was $1500 2nd year the mortgage payment was $2200 and then the 3rd year $3900. Increasing the payment every year and unless you win the lottery during the first 3 years you will lose with this program. Same with rent. Instead of foreclosure you will get an eviction and your credit will be shot to hell.
Then you file bankruptcy thinking this will help but it will not. Apartments will not rent to you if you file bankruptcy, just FYI.
Besides raising the rents so high that you eventually get evicted the next thing we have noticed in the apartment industry is the excessive fees situation. If it wasn’t bad enough raising the rents sky high, the fees are ‘ever-increasing’… Instead of charging a deposit they now charge a $450 Administrative fee. Do you think it takes $450 worth of money to do the apt leasing contract? The girls in the office get paid $8.00@hour so that means they are saying that it will take her 56hours to do your lease agreement per customer. The reason they are doing this is because with a deposit they must give it back but some crazy administrative fee they keep.
The approval process at an apt regarding the credit check is hard now days.
If you have a down payment I believe you can purchase a home easier than renting.
The apts have 2 programs. The first is that if you ever rented anywhere in the Us including Alaska, Hawaii no matter what city they can see your rental history because they have a software they all use to keep tabs on each customer. This way you break your lease in New York drive to North Carolina in the middle of the night walk in the leasing office and fill out app they will see you just broke your lease. Even if you pay late and pay the late fees they will still deny you. If you pass the rental test of rental history with apartments not individual homes. A landlord takes you check cashes it at the bank so no one knows your rental history accept him. If you pass the rental history test with apartments then they run your social through Experian which shows your actual credit report. If you paid late on your cable bill our car note etc. then they will deny you from leasing. You must have excellent credit through Experian and if you have leased at an apartment in some city in the Us and you paid on time then they will rent to you if you don’t mind paying $450 administrative fee to do the paper work and at the end of the year they will be raising your rent by $700. That’s $58.33@month and the if you stay there 3 years your rent will go up $175@month but remember the rates are so high to start. Example a 2bedroom2bath in Charlotte will cost you $1550@month and after 3years then your rent will be $1725@month. Now days adding $25@month to any bill is scary but $175@month is an accident waiting to happen.
The sad part about the apartment business is that the girls who make $8.00 and our acting like property management, a landlord, real estate agent and because they run your credit and can sabotage your credit they all have NO LICENSE NOR OR THEY REQUIRED BY LAW TO HAVE A LICENSE. THEY DON’T EVEN MAKE THEM HAVE A REAL ESTATE LICENSE.
