Our program may not be for everyone. There are some minimum requirements and property selection requirements that you should be able to meet. You must make a combined gross household income of at least 2.5x the amount of your monthly rent or 2x your net, “after tax” income, with the minimum net household take home pay being $2,500. You must not be in a current financial bind. We do verify your income with your employer and your employer must be able to be found by EQUIFAX. So, no home made paycheck stubs, please. If credit is the only thing holding you back from getting approved by some of the nicer, safe properties, we are the best bet for you.
Most of our clients want to live in class ‘A’ luxury properties, or average apartments or rentals at the bare minimum. Chances are if you have looked for a property to rent on search tools like apartments.com or zillow, and you can’t find one in your price range, it doesn’t exist. We are not miracle workers and find cheap properties out of the wood work that do not exist. So, be realistic on what you want to spend for rent. Do not fill out a form with us looking for a 3 bedroom apartment in NYC for $1,000 a month. It does not exist for people with good credit or bad. In most cities and states the minimum amount for a one bedroom is $850 per month. remember, this is a general rule for MOST cities and does not include California or New York as a whole. VERY IMPORTANT FOR THIS PROCESS TO WORK: the property must accept ‘corporate applications’ and do ‘corporate leases’.
Ok, not the pricing part. Believe it or not, this business is a for-profit paid service that helps individuals with no credit or bad credit, but are financially stable. We do not have grants, or programs which allow us to offer our services for free. If we could, we would. Seriously, complaining that a business is charging you to help you is kind of like complaining the grocery store is charging you for food. We do actually have people here we have to pay and overhead. So, if you are looking for freebies and free services, we are not the place for you. We charge a nominal fee to help clients that desire to live in class ‘A’ ‘Above Average’ to ‘Luxury Class’ rentals. This fee is referred to as a ‘Risk Fee’. You will see many companies trying to do what we do, and most recently, we also found a company that copies our entire website- WOW, right? We have in business the longest in the industry.
Use your total NET (which is “After-Tax Deducted”, also called your “Take Home Pay”, NOT your Gross Monthly Pay) monthly income of you and your spouse (this DOES NOT include your parents, uncle, grandparents, or other relatives)
Occupancy Guidelines – The following general occupancy standards apply based on 2 persons per bedroom, plus one per home. (Occupancy standards may vary by region based on local laws.)
Age – Applicants must be 18 years of age or older unless deemed to be an adult under applicable law with respect to the execution of contracts.
Credit – No credit history will be used. No credit check will be preformed to evaluate your application for approval. Your job is your credit. Your social security number is not required on the application at this time.
Income – Gross income for all applicants in one home will be combined and entered into the credit scoring model for income eligibility. Applicants must have a minimum combined net ‘take home pay’ income of 3x (times) the monthly rent.
Monthly Rent = $1,000
Minimum Combined Monthly Net Household Income = $2,500

*We consider many factors when evaluating applicant’s ability to pay rent. The example above is for illustrative purposes only and does not guarantee that you will be approved. Verification with employer will be completed or applicant may be asked to produce additional financial statements/records.
Employment – If your new employment is to begin shortly, the applicant must provide a “offer of employment and acceptance” to hire from the employer.
Self-Employment, Retired or Unemployed – Such applicants must provide two month’s bank statements and must exhibit no negative references or financial hardship, other than credit, of course. Seasonal employment is not accepted as full time income.
Criminal History – A criminal background check will be conducted for each applicant and occupant age 18 years or more. Please read our complete terms and conditions for further information.
Service Fee – The service fee is based on your choice of rental. The service fee is equivalent to one month’s rent, similar to an extra deposit, referred to as a ‘Risk Fee’.
Deposit for Rental to Apartment Community, Landlord or Management Company – These amounts are set by the Landlord and for which we have no control over. Payments to a third party are for that party only and does not include our fee for doing business.

Get started by finding the perfect rental property using our online rental property search. Select the property of your choice and CONFIRM the property does ‘corporate leases’ and has a ‘corporate application’ for us to fill out.
Click the Apply button on our website to complete our simple and secure online rental application in 10 minutes or less. Be sure to add your spouse or roommate to the application that lives with you and will be responsible for paying the rent with you. (we do not accept parents or children or other random relatives.). NOTE: if you have not verified from the property of your choice above that the property does a ‘corporate lease’, do not continue to apply.
Your application will be processed and a member of staff will contact you to answer any questions you may have prior to enrolling in our no credit check rental guarantee program. You will be informed of the total fees at this time, based on your property selection.
We will contact the landlord, owner or property management company and apply on your behalf using our credit credentials, financials, and rental references. Credit approval time is generally within 3 business days by the property, after they check the company’s credit and do a background check on you ‘the person(s) living in the property’.
Upon approval you will drop off your prorated rents directly to the apartment or property management company, obtain your renters insurance, get your required utility account numbers and schedule your movers and move in. Get started
